How To Generate A Blind Offer Package (for Land Investing)

IMPORTANT NOTE: We only recommend that you send out blind offers in an area where you have already done deals. If you have not done deals in an area yet, we recommend only sending out the Neutral Letter Campaign followed by the regular Offer Package for only those who request offers from you.

STEP 1: To generate a Blind Offer campaign first import your data. Since a blind offer campaign is a more targeted campaign, you’ll want to use the ‘MAP VIEW’ tab to select the exact area you want to mail offers to.

Also since you are making blind offers in a familiar area, when you get to the import list screen under the question ‘What status would you like to move the records into‘ be sure to select the ‘Pending Preliminary Research‘ status:

NOTE: If you’ve already imported your records under another status you can use the ‘Change Status’ action to select and change those records to the ‘Pending Preliminary Research‘ status.

STEP 2: Since you are making offers on these properties, you’ll need to set the offer amounts. To do this, select your properties and then use the ‘Update Fields’ action to set your offer amounts.

STEP 3: Navigate to ‘Land> Campaigns‘ and scroll down to the ‘Offer Requests‘ area, find your list, and then fill out how many offers you wan to mail out, as well as select the Blind Offer template.

Click the ‘Start Campaign‘ button to generate your mailing:

Select ‘Local Printer’ if you are printing these yourself. Select ‘Other’ if you are sending the Templates and .CSV file to a Mailing House.
Click the .DOC or .PDF options to download the following documents:

  • Blind Offer Cover Letter
  • Offer
  • Exhibit A (Optional)
  • Envelope Labels

We typically put the Blind Offer Cover Letter, Offer, and Exhibit A (optional) into a manila envelope with a printed label on the outside with the mailing address and mail that to the owners. Here is a list of the resources we recommend to complete this package.

NOTE: You will get a much lower acceptance rate with this type of campaign in comparison to the Neutral Letter/ Offer campaign because the owner has never requested an offer from you. Also, it is important to note that some areas may require special disclosures for this type of marketing campaign so be sure to check your local direct marketing rules and regulations.

When you are done printing your Blind Offers, make sure to click the ‘Next – Continue‘ option then move your records from the ‘Pending Preliminary Research‘ status to the ‘Blind Offer Sent‘ status:
