	<p>I recently checked the public records for some properties in your [property-county] County and the above described real property appeared to be delinquent for non-payment of taxes. If this information is outdated and you have already paid the taxes, IGNORE this letter.</p>

	<p>If you however, have in deed not paid the taxes and ONLY IN THE CASE THAT you have no intention of doing so, you might be able to profit by giving me a Quit Claim or Warranty/Grant deed to the property for a small consideration. By doing this you could potentially &quot;create&quot; a tax deductible loss. By giving me a Quit Claim or Warranty/Grant deed, you should be able to document what you received when you sold it to me and if you paid more for it when originally purchasing it, the U.S. TAX LAW allows you to claim the difference as a tax deductible loss (allowed for of up to $3000 per year).</p>

	<p>If this is agreeable with you please find included a sale agreement for you to sign and return it to me. Upon receipt, I will do a short title search and then create and send a Quit Claim or Warranty/Grant deed to you for your signature (and notarization) along with a money order in the amount of $100.00. Of course I will assume the responsibility for all past due and currently due property taxes upon receipt of the properly completed deed.</p>
